Roofing issues
Roofs leak. This common saying is true. Common. Most roof problems, like missing flashings or shingles, are minor. It’s not unusual to find that the roof has reached the end of its useful life.
Water damage could be caused by signs of past repairs and patching. It is reasonable to work on your roof, especially if it’s an older house, but you don’t want to have to replace the entire roof right away.
Poor Grading
The house should be placed on the lot, and the grade should be such that water runs away from it instead of towards it. Water damage can be caused by poor grading. It may even cause foundation damage or the house to become unstable.
In general, you should not buy a home that is located in a “dip”, or at the bottom slope. In this case, you should be especially careful to check for broken windows or doors and uneven floors.
Electrical Problems
Wiring from DIY projects, etc. is a common sight in many homes. It is common to find aluminum wiring in older buildings. This should be replaced immediately as it can cause a fire. You should walk away as this could require a full rewiring of the house.
Even if they are not a major problem, they still need to be addressed. The most common problems are open junction boxes and mismatched amperages.
Avoid the temptation to fix wiring problems on your own. This is usually what caused the issue in the first instance.
Outdated plumbing
The plumbing system is another area where houses can accumulate problems due to age and previous repairs.
Water damage can be caused by extensive leaks, particularly in basements and rooms beneath bathrooms. When moving into a new home, it’s not uncommon to need to fix a few leaks. It might also be worth reseating your toilet.
Some older homes have polybutylene or clay sewer pipes. This latter type of plumbing can rupture at any moment and should be replaced.
A good Home Inspection in Northeast Colorado will track down and mark any serious leaks, and tell you which ones require the most urgent attention.
Stucco problems
Stucco exteriors should be treated with extra care. Stucco lasts longer than siding but poor installation may result in the “weep sceed” being covered by the patio, stoop or porch.
Weep screeds are lines at the bottom stucco which push water away from your house that may have seeped in. You may have water damage to your foundation or basement if it’s covered.
Clogged or faulty gutting
Some people do not clean their rain gutters enough. Poor gutter maintenance may lead to clogs, and water can be channeled through the foundation. Gutters can eventually bend or break. It is generally inexpensive to replace gutters, but you may not want to do it right away after moving into a new home.
You may decide to walk away if you find major problems, such as with the roof or the grading. It is better to be aware of these issues before moving into your dream house.
